I am committed to offer the highest standards of professional service to all of my clients. To assure you that your property is marketed to its fullest potential and to obtain the highest possible market value, the following will be completed.

All transactions are unique and some do require additional services but the following is the absolute minimum that I perform for every one of my listings.

  • Prepare CMA (Market Evaluation) for Seller to Establish Fair Market Value of Home
  • Discuss Seller's Cost of Sale & Prepare Seller's 'Net Sheet'
  • Explain Agency Disclosure/Relationship between Broker & Seller
  • Explain Listing Agreement & Terms thoroughly prior to Signing
  • Show Seller how to 'Stage' the Property for the Best Showings
  • Assist Seller with Disclosure Forms and Required Disclosures
  • Transmit Listing Data to MLS board & Review Printout with Seller
  • Place 'For Sale' Sign and  'Lock Box' on property
  • Upload Property Data to all Internet Web sites and Classified Sites
  • Schedule Property For Office Tour & MLS Broker's Caravan
  • Take Digital Photos for ad placement 
  • Have camera crew take "VIRTUAL 360 DEGREE TOUR" photos
  • Upload "VIRTUAL 360 DEGREE TOUR" to internet sites
  • Prepare & Mail 'Just Listed' Cards to Surrounding Areas
  • Write & Place Ad Copy/Photos in Local Papers & Real Estate Magazine
  • Contact all Potential Buyers from Existing Prospect/Client Database
  • Schedule/hold 'Open House' & similar events to attract potential buyers
  • Arrange Showings for other Agents & Follow-up with those Agents
  • Be available 7 days a week to show property to "pre-qualified" buyers
  • Contact Seller Regularly with Progress Reports & Agent Comments
  • Schedule/Meet with Seller's applicable Contractors & Inspectors
  • Review Marketing Strategy/Progress with Seller Periodically
  • Present all Offers to Seller--Calculate Corresponding Net Sheet
  • Pre-Qualify Potential Buyers and Verify Funds To Close Transaction
  • Negotiate Purchase Offer with Buyer Incorporating Seller's Best Terms
  • Finalize Sales Contract via Counter Offers/Addendums as Needed
  • Confirm that all Contract Contingencies are Completed/Removed
  • Confirm that all Disclosures are Documented and Acknowledged
  • Review the Home Inspection Report and Discuse Addendums Presented by Buyer, Requesting Repairs and/or Credits
  • Insure that all Certifications Required are Issued and Acknowledged
  • Meet with Buyer's Appraiser with CMA Documentation to Support Price if Needed
  • Confirm Buyer's Timely Loan Approval--Review Lender Conditions
  • Assist Title Company with Documents and Escrow Instructions
  • Review All Escrow Documents, Title Reports, Inspections & Disclosures
  • Continually Track all aspects of Escrow to Insure Timely Close
  • Draft Additional Disclosures/Addendums needed for Seller's Protection
  • Confirm that Buyer has Signed all Inspections, Disclosures & Reports
  • Assist Seller with Purchase of New Home or with Relocation Agent
  • Prep Seller for Signing and terminating Utilities, Insurance etc.
  • Review Estimated Closing Statement & Final Instructions
  • Schedule and Attend Settlement
  • Deliver Closing Check to Seller, Deliver Keys to Buyer
  • Remove Sign & Lock Box, be Available for Questions & Follow-up
